Home Information Packs
The Government has suspended the requirement for a Home Information Pack from 20th May 2010 but an EPC is still required.

When do I have to provide a HIP?
Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating.

The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.


What goes in a HIP?

A HIP includes documents that are required when homes are bought and sold. Some documents are mandatory and others optional.

The mandatory documents are:

  • An index (ie a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • Property Information Questionnaire (New - from April 6th 2009)
  • Evidence of title
  • Standard searches (ie local authority enquiries and a drainage and water search)
  • An Energy Performance Certificate (EPC)
  • Commonhold information (where appropriate)
  • A copy of the lease (where appropriate)

Documents that are optional include:

  • A Home Condition Report (HCR)
  • Additional leasehold, information
  • Guarantees and warranties
  • Other searches relevant to the particular area

Additionally, for leasehold properties:

A copy of the lease;
Most recent service charge accounts and receipts
Building insurance policy details and payment receipts;
Regulations made by the landlord or management company;
Memorandum and articles of the landlord or management company


Prices

HIP prices start at just £229, for a freehold property which is already registered with the Land Registry

For a Leasehold property the cost is £275


EPC cost is £70 for a typical 3/4 bedroom property. If your property is bigger than this the cost will be £85.


For Properties that are not registered at the Land Registry, additional documents to provide evidence of ownership are required.Your solicitor can normally provide these documents.
